FIRST FLOOR

  • Reconfigured layout, opened entry to living room, added closet, and refinished floors
  • Added track lighting, brought electrical up to code, and added extra base‑board heating
  • Spray‑foam insulated the porch and installed new porch windows
  • Replaced windows with Marvin units, removed drop down ceiling, and restored original molding

SECOND FLOOR

  • Removed all paint from radiators and refurbished inside and hardware

SECOND FLOOR KITCHEN

  • Complete redesigned with teak cabinets and unfinished sheet metal surfaces

  • New Fisher & Paykel appliances, Franke sink, vent, disposal, and insta‑hot

THIRD FLOOR

  • Added structural support needed to remove interior walls and support roof deck
  • Steel beam added to accommodate skylights and to raise the ceiling height
  • Four Velux skylights with remote control shades with manual venting and mini‑split blower
  • Exposed sub‑floor for aesthetics and refinished all original flooring
  • Encased top of chimney in cement to ensure longevity

  • Installed laundry hook‑up and cement platform
  • Installed new bulkhead entry to basement
  • Reconstructed stairway into basement
  • Vacuumed, painted, and cleaned

BACKYARD, ETC.

  • Repaved driveway and added bike rack
  • Replaced backyard asphalt with both compost and loam
  • Completed fenced in property for pets
  • Added raised beds and planted numerous trees
  • Ashley Norton entryway hardware and numeric key pad installed
  • Planted magnolia in the front
